Gregory D. Coulter
Mr. Coulter is the founder and Managing Member of Income Property Organization, and has devoted his entire professional career to brokering multifamily assets. With over 27 years of apartment brokerage experience, he has amassed an impressive set of credentials that confers the distinguished status of a leading expert in the State of Michigan on multifamily investment and sales. His resume of sales transactions includes over 300 apartment complexes and nearly 15,000 units and over $700 Million in transactional volume, spanning the entire gamut of multifamily type- from market-rate communities, subsidized (LIHTC, Section 8, Rural Development) communities, as well as senior & student housing. Also notable is Mr. Coulter’s extensive experience in selling distressed assets on behalf of Lenders through a variety of structures, including REO, Short Sales, Receivership Sales, Bankruptcy Sales and Note sales. Mr. Coulter offers multifamily owners & investors a seasoned, sophisticated set of brokerage skills that have generated more closings than any other apartment broker in Michigan over the past 20 years. Accordingly, year-after-year, IPO ranks in the top two positions for multifamily sales volume in Michigan. This is evidenced by many illustrious trade designations, such as Co-Star’s annual “Top Ten Detroit Brokerage Firms” and Midwest Real Estate News “Best of the Best”. Mr. Gardner has also devoted his entire professional career to selling multifamily assets located in the State of Michigan. With over 18 years of multifamily brokerage experience, Mr. Gardner has built an impressive body of work, represented by over 160 sales and in excess of $300 Million in transactional volume. These sales reflect over 10,000 units in markets all across Michigan, and in particular over 4,500 units in the City of Detroit. Recognized as the leading expert in Michigan for the Detroit multifamily market, Mr. Gardner has sold over 100 complexes in Detroit, several of which are landmark properties; nobody in the State of Michigan has sold more apartment complexes in Detroit over the past 18 years than Mr. Gardner. Additional noteworthy experience entails significant dispositions of distressed assets-REO, Short Sale, and Receivership Sales-on behalf of local & regional Lenders, as well as CMBS Special Servicers. With his technological aptitude, Mr. Gardner has been instrumental in creating IPO’s proprietary networked database, which tracks ownership of nearly 10,000 apartment complexes all over Michigan. This valuable information technology system integrates all brokers in the office and provides IPO with unprecedented market knowledge and researching abilities. Mr. Gardner received a Bachelor of Arts in Business Law from Michigan State University in 1996, in addition to coursework abroad at at Cambridge University in England, World Agricultural College in the Netherlands and Guadalajara University in Mexico. James W. Zwada Jr.
Mr. Zwada has been with IPO since 2002, and over his tenure has brokered in excess of $250 Million in multifamily sales to date. This professional brokerage record reflects over 3,000 units in 100 sales transactions of multiple asset types, including conventional, subsidized, student and distressed properties. With a significant body of work for Lenders, Mr. Zwada has participated in dozens of distressed sales for various financial institutions, including REO, Short Sales, Discounted Pay Offs, Bankruptcy and Note Sales. With experience in underwriting over $1 Billion worth of multifamily assets, Mr. Zwada is extremely proficient in complicated cash flow analyses and financial modeling, resulting from his education background and substantial technological skill set. Mr. Zwada received a Bachelor of Science degree in International & Developmental Economics from the Eli Broad School of Business at Michigan State University, with additional focus on Marketing. He continued with graduate studies at Budapest University of Political and Economic Sciences in Budapest, Hungary. MR. Zwada is a licensed Associate Broker in the State of Michigan and also licensed in the State of North Carolina.

A.J. Beachum, J.D.
Since joining IPO in 2007, Mr. Beachum has sold over 200 multifamily properties in Michigan, reflecting over 13,000 units and over $500 Million in transactional volume. IPO is unaware of any other broker that has sold more multifamily properties in Michigan over the past 10 years than Mr. Beachum. This significant volume of sales is attributable to his training as an attorney. This track record includes nearly 100 sales for lenders, enabling him to understand the often complex landscape of a distressed asset, and the various default resolution strategies a Lender has at their disposal. Additional experience includes subsidized transactions, with sales of many multifamily assets in various government programs, including HUD, Rural Development, and LIHTC properties. Mr. Beachum has been recognized by various trade organizations for his prolific sales volume, including a 2012 “Top Deal Maker” designation by LoopNet. The recent expansion into the Ohio market was spearheaded by Mr. Beachum, where he is the lead broker and managing member of the operation. Upon graduating from Michigan State University, where he majored in Pre-Law, Mr. Beachum attended Thomas M. Cooley Law School. From there he graduated cum laude, ranked 5th in his class. In his final year, Mr. Beachum focused on Real Estate Law, acquiring in-depth knowledge on the legalities of virtually every aspect of real estate transactions occurring in the State of Michigan. Mr. Beachum brings his legal background to IPO, making him a unique asset to our clients. The time Mr. Beachum spent working as a law clerk prior to joining IPO sharpened the research and analytical skills acquired through his legal training. Bruce K. Lister
Mr. Lister has spent the last decade in the real estate investment brokerage industry. Coming from an accounting and finance background, he transitioned into the commercial real estate arena spending 4 years with a national brokerage firm specializing in self-storage and multifamily properties. In 2008 Mr. Lister joined Income Property Organization and is focused on expanding IPO self-storage and multifamily brokerage services across Michigan. His distinguished track record encompasses over $30,000,000 in sales of self-storage facilities (representing in excess of 150,000 square feet), including over 50 apartment transactions. Additional credentials include attainment of the prestigious CCIM designation. Mr. Lister has a Bachelor of Science in Business Administration-Accounting from Central Michigan University, and a Master’s Degree in Finance from Walsh College. Bruce is also licensed in the State of Ohio. This complimentary skill set of financial and brokerage capabilities make Mr. Lister a valued member of the IPO team and a skilled advocate for his clients.

John Teringo IV
Mr. Teringo was brought onboard to help our expansion into the Ohio market. Since joining IPO he has brokered over 60 transactions reflecting nearly $125 Million in transactional volume. Prior to joining the firm he spearheaded business development in northeast Ohio for a Fortune 15 company, where he was tasked at serving the needs of doctors, hospitals and surgery centers. Mr. Teringo grew his territory sales volume almost 500% from his predecessor and was awarded Sales Representative of the year in 2009. In addition to generating substantial new business he also gained valuable experience in client retention, negotiations and ways to add value for his clients through superior customer service. His transition from the medical industry to real estate has been a natural one, with a family background in multifamily investments, and is currently licensed in Michigan and Ohio. Previous professional affiliations include the Program Chair for the Akron Rotary and a member of the Young Professionals Network of Akron. Mr. Teringo received a Bachelor of Arts in Economics from Michigan State University. He is a licensed real estate salesperson in Michigan and Ohio.

Mr. Crane joined IPO with an extensive real estate background, starting with income property acquisitions and is experienced in many different facets of multifamily brokerage & management. After starting his career at a global office & industrial brokerage firm, Joe elected to depart in order to join a highly specialized multifamily brokerage, and IPO was the perfect fit. Since joining IPO he has brokered over nearly 50 transactions reflecting over $100 Million in transactional volume. Clients quickly recognize him as a consummate dealmaker and significant resource to their portfolio. His hard work and direct approach produce impressive results, a must in this result-orientated industry. Prior to making real estate brokerage a full-time career, Mr. Crane spent eight years in the United States Army Reserves and working for the Department of the Army, wherein in developed the discipline and structure that serves his clients well. He attended Grand Valley State University in Grand Rapids, MI.

Paul McHugh, Esq.
Mr. McHugh is the newest agent to join our growing and talented team at IPO and arrives with an impressive set of credentials, most notably as a licensed attorney in the State of Michigan. Prior to joining our firm, Mr. McHugh successfully practiced law in a variety of fields, yet his passion lies in real estate, so he has elected to enter the multifamily brokerage business and is leading IPO’s entry in the Columbus, Ohio, market. With formal training in the art forms of negotiation, advocacy, contracts and research, Mr. McHugh offers our clients a considerable array of skills that will add immediate value and expertise on apartment transactions. His undergraduate work was done at Oakland University, and additional work experience includes tenure with the automotive firm BMW, wherein he gained critical experience communicating with sophisticated clientele to deliver excellent customer service. Upon graduation, he decided to capitalize on his automotive and communication experience and use that further in pursuing a legal career. As an advocate representing both individual clients and Fortune 500 companies, Mr. McHugh developed a keen ability to understand diverse viewpoints in business settings and cultivated the extensive analytical and risk management skills necessary to effectively protect his clients’ interests. Currently, Mr. McHugh is licensed to practice law and sell real estate in Michigan and Ohio. Mr. McHugh earned his Juris Doctor from Thomas M. Cooley Law School in 2011 and passed the State of Michigan Bar exam in February 2012, and is actively licensed to practice law in Michigan.
Matthew C. Seeley
Mr. Seeley joined IPO after a distinguished career in the commercial real estate leasing industry, specializing in retail site selection and tenant placement. He held a primary leadership role with Ludwig & Seeley, a well-respected boutique brokerage firm in Metro Detorit, and later with the Ludwig Seeley Retail Team at Colliers International Detroit. His duties included overseeing technology, marketing and the growth of the brokerage team. Matthew worked with many prominent landlords, developers, REIT’s and municipalities in their efforts to develop, lease, buy, and sell commercial real estate, with expansive geographic reach having assisted his clients in 20 others states including Ohio, Minnesota, Colorado, Washington, Texas, Florida, Georgia and Indiana. He has represented many national retailers including GFS Marketplace, Verizon, Kmart, Lowe’s Home Improvement, Rite Aid, Noodles & Co, Marathon, Speedway, Naf Naf Grill, Pieology, Family Video, Famous Dave’s, Subway, Advance Auto, Biggby Coffee, Pet Supplies Plus, Buffalo Wild Wings and many others.
Matthew utilizes his background in computer programming and technological expertise to provide our clients with extensive mapping and market studies to assist in the research and underwriting of multifamily investment opportunities. These skill sets make Mr. Seeley a unique asset to IPO and our clients, as he is charged with the task of helping our business development and to deliver cutting-edge technology to our brokerage information and marketing systems. He is a welcome addition to our talented and growing team of professionals.
Ms. Pashaj is the administrative assistant for Income Property Organization (IPO). She is responsible for handling clientele needs, supporting operations, coordinating, implementing administrative systems, as well as assisting in underwriting a variety of commercial transactions. Prior to joining IPO, she spent several years as a financial operations controller for the second largest commercial lending bank in Michigan, where she specialized in financial analysis, investment lending, account reconciliation, business models, payment infrastructure, and risk management. Ms. Pashaj’s experience in the financial operations of commercial lending and investments enhances her ability to proficiently assist brokers in financial transactions for all major asset classes and allows for direct interaction with purchasers on value-specific issues. She is an honors graduate from Oakland University and is pursuing her Masters in Business Administration from Walsh College. In addition, she is an ambassador for the American Bankers Association (ABA), and an active member of both Forbes Women of Detroit, and the American Marketing Association (AMA). Ms. Pashaj is a driven administrative professional with excellent intrapersonal communication skills that can assist all clients as well as brokers.
