EXECUTIVE SUMMARY:

Columbus Arnelle Portfolio is a 20-unit complex developed in 1969. There are five individual buildings with four units apiece, which include a mix of sixteen   2 bed/1 bath, and four 2 bed/1.5 bath units. Four of the buildings are in very close proximity to each other on the west side of Columbus in the Hilltop neighborhood; the fifth building is located on the south-east side of the city in Edgewater Park. Each unit is outfitted with in-unit washer and dryer hook ups. Tenants are responsible for water, gas, and electric, which are all individually metered; this makes billing very straight-forward for the landlord. Recent upgrades include some new windows, furnaces, hot water tanks, and several renovated units.
