EXECUTIVE SUMMARY:

State Fair is situated off Marx St. and E. State Fair just east of I-75 and west of the intersection of E. State Fair and Dequindre Rd. Perhaps the most attractive aspect of State Fair’s location is it’s less than 1½ miles from Amazon’s $400M, 842,000 sq.ft. fulfillment center that once completed will bring over 1,200 permanent jobs to the area.

State Fair consists of four separate California-style buildings were built between 1956-57 and have been well maintained over the years with many recent capital improvements such as extensive balcony repairs and two new high efficiency boilers. The unit mix is comprised of 64 one-bedroom units with approximately 500-550 sq.ft. of living space. Amenities include off-street parking, exterior entrances, landlord-paid heat, and tenant-paid air conditioning. The heat at three of the buildings is supplied by a gas-fired hot-water baseboard boilers and the fourth building is equipped with gas-forced air. Tenants are responsible for their own electricity, phone, internet, and cable. In addition to rent, tenants also pay a $30 per month utility charge to help off-set the heating and water expense.
