EXECUTIVE SUMMARY:

The Niche was constructed in 1996, and consits of 84 three-bed/two-bath units, and 168 four-bed/three-bath units, totaling 252 units with 924 beds. Significant upgrades were made in 2017, which incuded a new roof, flooring, stainless steel kitchen appliances, new kitchen cabinet and counter tops. Each unit incudes a wahser and dryer.

The Niche boasts a completely modernized pool area, which was resurfaced with pavers, new tile and new landscaping with synthetic grass inlays. Additionally, new furniture, new pool equipment, an outdoor kitchen and grill area and an outdoor jumbotron TV, perfect for gamedays and resident events, were added. The clubhouse upgrades include the 24-hour fitness center with new state-of-the-art equipment, modern paint scheme, and updated lighting and ceiling fans. Ownership also renovated the four private study rooms and created a cyber lounge with a full kitchen, multiple Mac and PC computers and complimentary printing. The game room includes billiards and arcade games for residents. Outdoors, a new beach-themed hammock garden with fire pit was created and the dog park was upgraded with new fencing and a water feature. The outdoor basketball court was resurfaced, and the volleyball court received new sand and net.
